Repairs to metal roofs can be made depending on the extent of the damage. To determine the best repair method, we recommend hiring a professional roofer to identify the source and nature of the damage. Possible repairs include corrosion removal, fastener replacement, patching holes, and entire panel replacement.
Minor rust spots can be removed by sanding the affected area or wiping it with a wire brush. After removing the rust, a primer must be applied, followed by a re-coating layer.
Corroded fasteners are a common issue with exposed fastener metal roofing. Fasteners degrade quickly when exposed to the elements and must be replaced every 10-15 years.
When you notice signs of water damage or leaking, corroded or missing fasteners should be replaced to avoid further damage. Fasteners should be replaced and installed with a butyl rubber washer to prevent leaks. Finally, caulk and sealant will be applied to these.
You can do so with simple materials if you only have a few holes to patch. After cleaning the surrounding area, butyl tape must be applied to the perimeter of the hole. The hole will then need to be patched with galvanized metal. Screws must be carefully installed to secure the patch. A professional roofer should do any patch repair work because this process can quickly go wrong in inexperienced hands. For some holes, a seam membrane may be the better repair option.
Entire Panel Replacement
An entire panel replacement may be required if your metal roofing has sustained significant damage. The affected metal panels and underlying rafters will need to be identified and replaced, depending on the extent of the damage.
